Development Options

The land is zoned as ‘rural countryside living.’ This allows two homes to be built on the property. The second home is termed a ‘minor dwelling’ and can be a maximum of 65 m2, excluding garage and decks. Additional buildings that are allowed include a garage, pool house, and a large (up to 100 m2) storage shed.

If the future owner wishes to build on the property, there are a number of options available to them. We can recommend a local project manager to coordinate the building project or you may choose your own.

  • Use our architectural plans – included with this purchase are full architectural plans for a large 4-bedroom luxury home, smaller 2-bedroom ‘minor dwelling’, pool house, and swimming pool. These had received local council approval to build, though that application is now withdrawn due to the impending sale. If the future owner wishes to resume this project, they only need to resubmit the building application and engage a builder as all other work has been done. The value of the architectural plans, land surveys, and geotechnical surveys is approximately $70,000. We can recommend the same builder that was initially engaged for this project.

  • Construct a pre-fabricated building – a number of companies build off-site and transport the home to the site. This is a cheaper and faster option, but the homes are usually a maximum of 150-200 m2. We can provide a list of companies to you.

  • Construct a bespoke building – you can engage your own architect to design a project to suit your needs.
